Initial situation
In a feasibility study, Nüesch Development AG explored for HIAG Immobilien AG new development opportunities for their brown field of approximately 75,000 m2 in Altfeld St.Margrethen. Located next to the railway station the industrial wasteland benefits from its unique situation in the triangle of Switzerland, Austria and Germany. Nüesch Development developed the concept of repositionning and organized a parallel planning process on behalf of the landowner in close coordination with community and state. The winning project of a consecutive competition by SLIK Architekten, Zurich, impresses by its outstanding urban and architectural qualities, as well as its optimized layouts and an economic overall concept.


Concept
The project proposal not only addresses the particular market situation of the border location but also has the potential to set a positive impact on St.Margrethen and an ecconomic appreciation for the entire region. It provides a multi-layered urban concentration by pooling commercial, sales, services and residential use in one place. Thus is created a unique, multi-functional center that meets the needs of its residents, professional work force and visitors alike. The basis for these ambitious development targets are the excellent accessibility of the site, the yet untapped innovation potential of the Rhine Valley and the natural attractiveness of the Lake Constance region.


Realization
In February 2013 the project was presented to the community of St.Margrethen and well received. Nüesch Development on behalf of HIAG Real Estate AG coordinated the cooperation between architects and planners.
