Initial situation
In our role of client representative, we are leading the ambitious 160’000 m2 real-estate development of an industrial area that will soon offer various types of housing, public services as well as shops. In order to guarantee social diversity on the site, a production area will be maintained, allowing new inhabitants to create businesses and with it, local employment.
Concept
Preserving the production function was essential for us in order to ensure an urban atmosphere and a dynamic economy in this area. This reasoning lead us to consider integrated structures that can interact with adjacent programs such as housing and offices by limiting its potential nuisances. All functions are to be densified and company activities will have to match the area’s urban characteristics.
Realization
We have already conducted several test studies as well as property and financial feasibility analyses. Our next goal is to define a neighborhood plan that respects the principal concepts and the overall development approach: a high-quality urban and architectural development that will help to integrate major components such as multimodal access and sustainable transport. At the same time, environmental impact and the projects financial viability are also taken into account.
Furthermore, we managed to gather all stakeholders – plot owners, the Region of Morges, the Canton de Vaud as well as the municipality of Tolochenaz – around a common interest and have them agree on a framework that confirms the project’s global goals and vision. This is necessary in order to develop and obtain a neighborhood plan.
