Initial situation
Five teams of planners were invited by the HIAG AG to share their ideas on a redevelopment of the Papieri site in Biberist. The site, with a total size of 300’000 m2, was used by a paper factory until 2011. Nowadays, it is an industrial brownfield, in close proximity to the city of Solothurn. A railway station is within short distance of the main entrance and the site is easy to reach by motorway from Bern or Zürich. Nüesch Development worked on a function concept as a real estate expert, together with Raumbureau Architekten. Their proposal convinced the jury and was recommended for further implementation.


Concept
The use of conglomerates was proposed as a development concept. These conglomerates connect different building types and functions. Within each one, individual buildings can be adapted, existing structures can be demolished and new constructions can be erected. Conglomerates allow for an architectural and economical flexibility. The phasing of the development will be defined by two levels of intervention. On the one hand, rather quick and inexpensive measures are implemented, helping to redefine and improve the image of the site. On the other hand, a more long term development strategy is defined, enabling a transformation of the area into a public and multi-used site.


Realization
The competition ended at the start of 2014. The winning project will be developed into a masterplan by the end of the same year.
